This pocket sits over the old Lachlan swamp lowlands, part of the Botany Sands aquifer that runs under several of the suburbs nearby.

That means a shallow water table sitting close to the surface across a lot of the suburb.

Around Doncaster Avenue, an early-1900s core of Federation houses and California bungalows still largely runs on original earthenware sewer, laid in an era when nobody planned for today's density.

Behind and around those original streets sits a heavy layer of walk-up flats and newer apartment blocks; census figures put roughly seven in ten dwellings here as flats or apartments rather than separate houses.

What the Ground Does to a Drain Here

Sand carries water sideways. A leak from a cracked joint doesn't pool where it started, it travels, which is why the wet patch in a yard is often nowhere near the actual fault.
